My f*ckin' 40 gallon hot water heater blew at 12:30 am this morning. By the time we were able to start vac'ing the water it had spread to the laundry room/bathroom and under the laminated floor. Walking on the laminate causes the trapped water to squirt through the seams. Allstate is sending a team to rip it up and remove the water. I doubt I'll replace and just leave it painted gray concrete.

Looks like the new tank won't be in until Thursday. When the one that blew was installed in Dec. 2013, I paid $1856. Of course the warranty expired in Dec. 2020. Looks like the new one will cost me about $2600. Of course it's natural gas, so it's not anything I can play with. New code requirements mean that a flood pan has to be installed so what happened last night won't happen again.
That's a awful lot for a water heater. Get another estimate.

Painted concrete is very slippery. You will get hurt. Consider epoxy with a slight sand finish. Very durable too. Personally, I like tile.....

Replacing a water heater is not difficult. There is very little difficulty in dealing with the natural gas either. It is easier than replacing a toilet.....

A couple of weeks ago my hot water heater had a small water leak in the pipe behind the wall that we didn't notice until there was significant damage. 4k in damages and a week without hot water. Good times.

That must include labor. I bought the same class a few years ago for $1150. I don't know if it's top of the line but it's energy star rated and I know my showers are always hot. Maybe I should have bought the one that also served soup and coffee from separate spigots.

Excellent brand.
Yeah. I did a lot of research they rated very high. And the gas company knocked $100.00 because I gave him the gas line install too. He was already $380 less but hey I will take the deal

Yes, tankless water heaters can be installed outside
Just make sure you have a good enclosure.

My 1st house in Japan had a kerosene tankless water heater. It was amazingly efficient! I'd love to have one of those again.

It comes with a nice enclosure and the guy said where I am placing it should not be an issue. It has an auto relight feature that is tied into a 110 outlet or switch. So if as storm blows it out it will auto relight

Make sure he teaches you how to clean it.

I am adding a natural gas tankless water heater very soon. It's set up outside too.
If I had another20 or so years, I'd do it too. My plumber was estimating it would cist me $6000-$7000 but that he couldn't get it all together for at least two weeks. I can't go that long without a shower. I have to wait until Thursday as it is.

Get a new plumber. Tankless heaters are not even close to that price. You already have the gas line and plumbing ready. Amazon has a 9.4 GPM NG Rinnai that could be there Saturday for $1,471. You probably can find the same one at Home Depot, or at a local plumbing supply for a price reasonably close to that... I see 40 Gallon models (with the Power Vent) for $1400 and less, cut $500 off if you don't need the power vent.

All depends on you state and local codes. Tankless heater run about 200,000 BTUs. In NH they require that a larger gas line be installed to reduce the pressure.. then there's the venting that must go outside of the space if it's inside. I think putting it out of the house is much less costly.

This guy has done everything inside and outside my house since 1997. Never have had a problem with his work. He charges $140 an hour for labor whether there's one or three guys working. His quote is if every single thing has to be replaced from the gas lines to the vents to the expansion tank to the electrical. Whatever doesn't have to be replaced reduces the actual cost. I expect the job to actually get billed about $2000.

Seriously, I just spent the last two and half hours assembling a 100% genuine cowhide leather couch with electronic lounge seats. Now comes the fun part. Cutting up the 4 x 4 x 8 cardboard box and taking it to the dump along with a Lazy Boy couch section. Or I can pay the city $25 to pick up the crap.
