And all the people that bought houses now will be stuck like the folks to purchased prior to 2008.
In Maryland I bought in 2001 and sold in early 2008 and moved to Ohio. My house here has nearly doubled in value since. Problem is, I can't figure out how to exploit it upwards again because everywhere else I would want to live is skyrocketing too.

My issue also. Any money gained will have to go into a new mortgage, not worth it.

The only way it works is if you already have a second home, willing to downsize to an appt or if you want to move to the middle of nowhere but I have no interest in living in deliverance country.

I had my next door neighbor as well as a neighbor across the street sell their homes within the last 6 weeks. I have a pretty good idea what their homes sold for and they made out very well. My wife and I are not ready to move and since we both work from home (she's upstairs and I'm in the man cave), I think we're staying put for the foreseeable future.

Houses are still comparatively cheap in AB, SK, parts of the Maritimes, smaller cities in Ontario, etc.

We're basically at maximum possible production in Toronto/Vancouver/Montreal in terms of building multi-family housing, we lack the construction resources and labour to increase starts any more than we already have during the pandemic. It'll never be enough to house everybody currently in those markets or who are going to those markets. People simply need to start leaving in greater numbers.

The remote workforce shift muddies it all too. Now, people don't have to be near their offices to live. So some smaller places are also experiencing price explosions.

A big part of the reason prices are so crazy here is because a lot of people from Chicago and NYC are coming here.

true story, when we were house shopping for our last place, a gangster was gunned down in his driveway in Shaughnessy (one of the most exclusive neighbourhoods in Vancouver) - we set up a listing alert to see if there was a deal to be had.
It did come on the market, but not discounted nearly far enough to come into our price range.

You gota dust a couple of grandparents and their grandkids off if you want a decent price adjustment these days. Either a drive by or home invasion will work. Even here in LA that really won’t move the needle but each market is different.

I am not overly familiar with San Francisco and it's crime problem but I have read that most studies show no real correlation between larger amounts of police and lessening crime.

Either way, this goes against most people's common sense ideas so it does look bad.
