My house didn't have them, the entire electical system was grandfathered in because the house predates Thomas Edison by 150 years...

I've since installed them myself in the bathroom and kitchen...

craigslist, works wonders.

The secret? Don't look for contractors looking for work. Got to the help wanted section and look for out of work electricians, as long as they are at least licensed journeymen, call em up and ask if they want some time and material work...pay in cash...you'l find a guy on the cheap that way...

just ask to see his license..when he comes by...and tell him that if you think he doesn't know what he's doing, you're going to kick him out of your house...

I got my GFI's and 4 outside lights taken care of. Material was about $200 bucks total, and the guy charged me for 4 hours, 100 bcks...

300 bucks for probably close to a grand worth of electrical work....

I stopped dabbling in real estate out here. 1) The prices are rising. 2) Rates just rose 1 full point. 3) It's a head ache. If the house was 30 years old, you had to have a licensed electrician install all GFIs. Then you had to pay for not 1 but 2 inspections. So thats $ 1,300.00 out of your pocket before you can even begin closing. After the last house, that was it for me, it took me 10 months to close. And I'm still waiting to close on my new house I brought for my new residence. I've been locked in on 3.375 since December which is expiring on July 17th. I dont close on the 17th it goes up to 4.375. So thats 45K more I have to pay in 30 years. And I have to be out of my place on the 1st.
