Sounds crazy but the house right at the corner of 18th sold for $2.67m at the start of May and has half the land (although the house doesn't look like it just got bombed by Russia for 3 months). One near 20th sold for $4.2m in Jan.

They'll all go for $7 mil a piece when it's land assembly time anyway.

I've had the scariest ride of my life coming out of Bute inlet on a beautiful May day with a tail wind in a Cessna. If you're in a Beaver, I wouldn't sweat it too, too much.
