He separated the team from the land and the Stadium so if MLB stepped in, he would be the landlord opening the door for a new stadium by Staples Center leaving Frank one option. Sell everything to the new owners or have an Empty stadium and parking lot.

The idea is the new owner would tell Frank he would let the Staples developer build a new Baseball stadium for them downtown and play in Anaheim for 2-3 years and not give McLoan a dime, or Mcloan could sell him the stadium and surrounding land and go away.
